The Assessor does the best job possible as prescribed by Arizona state law. Each year they need to accurately value each property in the county. The Assessor uses a Mass Appraisal System. This "macro" approach sets current valuations for all properties from a relatively small number of sales from a certain time period. This is a big job! Given their resources and the time in which they have to do it, they do it fairly well.

Appeal Calendar for Arizona

In January

TaxDetective will contact you by email inviting you to lower your property tax.

Before the end of February

New property valuations are mailed by the County Assessor to each property owner. 

60 days following the mailing date of the property valuation

This is the deadline for TaxDetective to file an Appeal with the County Assessor.

February - May

TaxDetective confirms by email that your Order has been received and processed.

March - April

TaxDetective analyzes your property, and if justified, prepares and files an Appeal before the deadline.

April - May

TaxDetective notifies you that your property(s) status report is available online.

August 15

All meetings at the County Assessor level must be completed.

October 15

All meetings at the County or State Board of Equalization must be completed.

August - November

TaxDetective contacts you by email if we've been successful in lowering your property tax.

Late September to year-end

TaxDetective sends out an invoice and supporting documents to those property owners for whom we have reduced their property tax.
