We recommend you ask TaxDetective to appeal your property valuation whether or not you think it is fair.
Why?
You probably don't know your property's market value. You probably don't understand the intricacies of the Assessor's system for fairly assessing properties. Because there is generally no up-front cost and it takes you only a few moments why wouldn't you want to do this?
The Assessor does the best job possible as prescribed by Arizona state law. Each year they need to accurately value each property in the county. The Assessor uses a Mass Appraisal System. This "macro" approach sets current valuations for all properties from a relatively small number of sales from a certain time period. This is a big job! Given their resources and the time in which they have to do it, they do it fairly well.
Why this works? TaxDetective uses a "micro" approach. It looks at your individual property with its specific characteristics. This oftentimes produces a very different valuation, thereby lowering your property tax!
Do others recommend appealing property valuations?
Yes, TaxDetective is in good company. The Wall Street Journal, USA Today, Kiplingers Personal Finance, Money Magazine and other publications all recommend that you check your property valuation each year.
